Under the RERA Act, 2016, carpet area is the net usable floor area of an apartment — excluding external walls, service shafts, exclusive balconies or verandahs and open terraces, but including internal partition walls. Developers must quote prices on carpet area, so comparing carpet area (not built-up or super built-up area) is the fairest way to compare projects.
